In my area of Pennsylvania (Center of the State), and for most of the state, it is very affordable to live in, and what is so great about it, we have no natural disasters. Of course some people live next to rivers and occasionally their homes get mildly flooded since they are next to the water, but that is very rare. We have no earth quakes, tornadoes, hurricanes, horrible floods, volcanoes, nor any other natural disasters that you can really think of, it's a really nice place to live. In many other states here there is always a chance of some kind of disaster, but it is not common at all here, and it doesn't even seem probable. When it comes to criminal violence, that is rare where I live too, now if you live in the big city of Philadelphia that is dangerous, but in the most part if Philadelphia wasn't in this state we would barely have crime haha, so we are pretty safe all around. We are pretty close to big cities and attractions though in Pennsylvania, a few hours drive from New York City, Philadelphia, Washington DC, and many beaches, so it is nice. Why do you ask?
